The Party Wall etc. Act 1996 covers building works to or close to walls separating structures in different ownerships. It is legislation that enables building owners who wish to carry out such works to do so without hindrance from their immediate neighbours provided that:
- they let the neighbours know what they intend to do, and when
- give the neighbours an opportunity to agree to an Agreed Surveyor to look after both parties’ interests during the works,
- Or to appoint their own surveyor at the building owner’s expense.
Most loft conversions and rear extensions will need to comply with the requirements of the Act in addition to Building Regulations and possibly Planning Permission.
